island that captures people’s imagination. It is a dream for millions of people around the world to own a cave house
on Santorini and who can blame them !

Owning a house on Santorini doesn’t have to be just a dream… but you do need to understand that things work
differently here. The house or cave you want probably exists, but you will not find it in the local classifieds,
or see it displayed on an agent’s/realtor’s shop window. Everything works via word of mouth on the island.

Owners have properties for sale but you have to know who they are
and whether the property is suitable for the project you have in mind (permits & town planning are critical).

Although the market on Santorini is very different to what you are used to…
that doesn’t mean that finding the cave house, or home, of your dreams is impossible.

  3. My husband and I recently visited Santorini on a cruise and absolutely fell in love with the island. At this time we would like to look into a “house swap” situation for about a month with someone from Santorini to be able to access the possibility of purchasing some real estate. We live in a beautiful home in an amazing area in British Columbia, Canada that I am certain someone would greatly appreciate. Can you assist us in the matter at all?

  5. Great site! My wife and I love the island too! We are going back to Santorini for the month of May and would love to do a house swap with somebody! Can you help me with any information in regard to that or guide me in any useful direction? I greatly appriciate anything you can do?
    We have a beautiful home in Northern New Mexico, just north of Taos. Great place! Great access to good living!

  7. Hello, My husband and I have been thinking about buying a cave house for years. Can you give us average prices in Oia for a one or two bedroom? Do they ever have two bathrooms?
    Is it true that non-citizens cannot rent out their houses? Is it difficult for non-citizens to buy?

    Happy Anniversary! I just love your blog! And following you on Facebook!
    And I just love Santorini – especially Oia! I fell in love with your magical home on a visit seven years ago and am now returning to it when my husband and I undertake our Greek Odyssey in six weeks time.
    We often dream of living in such a place and I guess I would like to know the fundamental costs of purchasing a lovely little cave home (finished) in Oia with a minimum of two bedrooms. We will be visiting for ourselves in June and can do a proper look around then, but it would be nice to be forewarned as there does not seem to be a lot on the internet.
    Would it be difficult for Australian citizens to make such a transaction?
    Questions, questions!!

I am thinking of renting a place sometime next year in the spring or fall for a month. i want something that would be big enough to have guests. and not break my bank. does that exist? my preference would be Oia. Hi Michael-I love this website and dream of coming for a visit and maybe even buying something though have no idea how much something would cost there-with a view-can you help ? is there anything for sale at the moment? was thinking of coming in late august early september-thank-you for showing us what must be one of the most spectacular places in the world.

    My wife and I spent our honeymoon on the Island thirty years ago and have dreams of going back every year.
    Life gets in the way with mortgages and children and their health issues etc so we still haven’t but we look at photos and talk about it daily.
    We were smitten and fell in love with the island and it won’t leave us lol
    We are now in the process of considering our options for downsizing our home here in Canada..and wondering if we can buy a small two bed home on the island to spend a few weeks a year in then months when we retire.
    i believe it’s hard to get the paperwork?
    I am a British citizen and a landed resident in Canada
    We can not afford huge amount but have seen some we can afford online in real estate sites
    My wife is Canadian citizen.
